Because of the economy, most likely the developer will not hire expensive top level architects for this project. We will not focus on the ability and experience of the team working on mid-high rise apartments because Chinese architects are pretty good at that area already. After initial planning, a local Chinese architecture design firm will take over the residential part, and an international firm will take over the commercial part for detailed design. Your ability and experience for commercial projects, especially shopping malls, etc, are important.
Selection process will start after Chinese New Year, which will end by Feb.20.
The planner will form an international team, but the developer will pick the local firm to support the planning process.
There will be no competition for this development.
We are only proposing for planning at this stage, architecture design will be in separate contracts.
We need to build a team for this type of project. Some of our architects/planners are great for this job but the developer needs a strong team, so please start to think who to team up with. I am sure you love this picture below, but it’s not my intention to show you a great picture. Although it’s so beautiful, it’s not that practical to design a project like this in China because we are lack of land, and this kind of spacious project/resort can only appear in some very remote areas, or protected area near the city. Please keep that in mind about the land issues in China, you need to be more creative and thoughtful to keep the balance of high floor area ratio and high green ratio, which means the project will look loose and green everywhere, it is actually dense in terms of floor area ratio, which is F.A.R.
Most international architects and designers I worked with are not flexiable enough working in China to handle this kind of difficulty.
One of our clients is going to invest in a very large scale agritourism development in Western China’s Chengdu City. The resort will consist of thousands of acres of traditional paddy fields, and villages, farms, town, organic/non-GMO food production, etc. If you have worked in China as a resort planner, or have planned successful agritourism resort/ranches in the rest of world, or you are familiar with the paddy field culture in Asia, please join our team. We are forming an international planner team for this.
If you want to find out what we are going to develop, pls find some examples in Japan and China’s Taiwan and that will show you what we want to achieve. Do not ask me to provide detailed information. If we have everything on mind we wouldn’t need to find an international planner, we can just use a local design team to draw.
Note that although this resort will be very large, the majority of the land is paddy fields or other types of agricultural use land which are protected by the nation not to be developed as buildable. The planners will just need to put all the elements together by designing something that are not there yet, like charming bed and breakfast, recreation activities (zip line, for example)…The restaurants and delicious foods are already there.
Chengdu is where the giant padda breeding center is, the largest city in the west of China, also one of the most popular destinations.

The community has two parts: residential and commercial. And they consist of 6 parcles in which 4 are residential, 2 are commercial which are in the middle and on the river side.
The land coverage of the project is 24.2 hectare, 4 of which is commercial. The total GAF is approximately 367,000m2. The above ground GFA is 286,000m2, and basement 81,000m2.
Setback: for low and mid height buildings, the setback is 1.5 times of the building heights, min.15m, and for high buildings, it will be determined by the sun light.
Density: residential – 28-32%, commercial – 35%;
Green ratio: residential – 35%, commercial – 25%.
The FAR of the residential part is 1.1 and the commercial part 1.6. Townhouse is the majority of the residential area and its FAR is 0.82, while the 11F apartments FAR is 2.48. The apartments are mainly on the north which are lower than the south.
The architecture style of the residences will be English Red Bricks.
Government Control: 30% of the total GFA should be residences under 90m2.
The master planning will be done by a Chinese planner. We only provide landscape architecture for this part, the major part.
The landscape architect we are looking for will also provide planning service for a mountain park on the side of this community, which is around 50 hectares.
